 • Assistance in finding on the market and offering the most suitable property for the client as per his/her requirements.  
 • Assistance in handling of all relevant formal local administration required formalities and documentation arrangements.
 • Full range of legal consultancy and representation.
 • Detailed check of the legal status of the chosen real estate, such as the ownership, existing debts or mortgages, court cases or pretensions of third parties for the estate. All legal checks are carried out by a solicitor and as per his/her judgment depending on the type of the property.   
 • The checks are done twice – on a preliminary contract stage and on a Notary act stage;
 • Preparation and signing the preliminary contract as well as the Title deed.
 • Payment of the purchase price on a preliminary contract stage and on a Notary act stage, as well as effecting other payments for the client connected with the purchase of the property (like Notary deal expenses, agents fees etc).
 • Written reports in English about the result of the legal checks and current status of the bank account.
 • Declaring the property at the Tax office after the purchase.

REA's fees:

 • 3 % of the actual purchase price, but not less than 1500 Euro - legal and notary service are not included.
 • Bank commissions and fees are paid by the client, as well as the government (statutory) tax for the sale between 2% and 3%, and court tax of 0.1%.
 • Viewing fee 20 – 50 euros, depending on the distance.
 • Registration of Ltd. Company /if needed/, including:
     - preparation of all company documents, translation of documents and passports.
     - setting up the company capital business account
     - carrying out the court registration of the company
     - preparation of company stamp
     - registration of the company in Tax office, Bulstat register, Social security Institute, Labor Inspection.
     - REA’s fees: 1200 BGN. All expenses and costs payable to third parties and the court are included.
